Exterior Villa Painting in Dubai: Which Paint Actually Lasts in This Climate

Painting the outside of a Dubai villa is not the same as painting the inside. UV intensity, heat cycling, and dust demand specific paint systems. Here is what works.

Exterior painting in Dubai is technically demanding. The same premium interior paint that looks perfect in your living room will chalk, fade, and peel within 12 to 18 months on an external wall. The combination of intense UV radiation, surface temperatures reaching 55 degrees C plus, rapid cooling at night, and occasional winter rain creates a set of conditions that only specific exterior paint systems can handle.

The Right Paint System

An exterior paint system for Dubai villas consists of three layers, not one. The first is an alkali-resistant primer that seals the rendered surface and prevents the alkaline salts in fresh render from attacking the paint film. The second is the base coat — typically a premium 100 percent acrylic exterior paint with UV inhibitors. The third is the top coat, also 100 percent acrylic, applied at the manufacturer's specified coverage rate — usually 8 to 10 sqm per litre per coat. Two coats of the finish paint are standard; a single coat will not provide the film thickness needed for UV protection. Jotun Jotashield and National Paint Exterior Emulsion are the two most commonly specified products for Dubai villa exteriors, and both perform well when applied correctly to a properly prepared surface.

Surface Preparation — More Important Than the Paint

The paint will fail if the surface underneath is not prepared correctly. For existing painted surfaces, the old paint must be assessed for adhesion — if it is chalking (a fine powder on the surface when rubbed), it must be pressure washed and stabilised with a primer-sealer before repainting. Cracks must be cut out, filled with an exterior-grade filler, and sanded smooth. Any areas of efflorescence (white salt deposits) indicate moisture movement through the render and must be investigated before painting — covering them with paint will result in the paint blistering and peeling within months. For bare render, the surface must cure for at least 28 days after application before painting. Painting fresh render too early traps moisture behind the paint film, causing adhesion failure. This is the most common cause of exterior paint failure on newly built or recently rendered villas.

What It Costs

Exterior villa painting in Dubai costs AED 8 to 18 per sqm of wall area, including surface preparation, primer, and two coats of premium acrylic exterior paint. A standard villa with 300 to 500 sqm of external wall area runs AED 2,400 to 9,000. The price varies by the amount of preparation needed — a villa with extensive crack filling and efflorescence treatment will cost more than one that just needs a clean and recoat. The painting should last 5 to 7 years before needing repainting, assuming the correct paint system was used and the surface was properly prepared.
