How Often Should You Service Your AC in Dubai?

Dubai's climate demands a different AC maintenance approach than anywhere else in the world. Here's the schedule that makes sense — and the cost of skipping it.

If you moved to Dubai from the UK, Europe, or North America, your instinct about AC maintenance frequency is probably wrong — not because you're careless, but because the conditions here are fundamentally different. In London, an AC unit runs perhaps 200–300 hours per year. In Dubai, the same unit runs 2,000–3,000 hours annually — more than ten times as much. That changes everything about how often it needs attention.

The Minimum: Once Per Year, Before Summer

If you do nothing else, have your AC units professionally serviced every March or April, before the summer heat arrives. At this point, a full clean and check ensures the units are in peak condition to handle the 5–6 months of continuous operation ahead. Units that start the summer in poor condition — dirty coils, low refrigerant, stressed capacitors — are significantly more likely to fail in July or August, when you need them most and technician availability is stretched.

What this service should cover: filter clean, evaporator and condenser coil clean, condensate drain flush and treat, refrigerant pressure check, capacitor test, full operational test.

Better: Twice Per Year

The gold standard for Dubai is two services per year: one in March (pre-summer) and one in October or November (post-summer, pre-winter). The October service is valuable because it catches any damage done during the summer season — a coil that's been running dirty all summer, a capacitor showing early signs of stress, or a refrigerant level that dropped slightly. Catching these in October is far cheaper than dealing with an emergency in March when your unit fails on the first hot day.

Signs You Need a Service Now (Not Just on Schedule)

  • Cooling is weaker than usual — room takes longer to reach temperature, or doesn't reach it at all
  • Water dripping from the indoor unit — almost certainly a blocked drain (see our article on this)
  • Unusual noises — rattling, grinding, or a high-pitched whine from the outdoor unit
  • Electricity bill higher than usual — a dirty or low-refrigerant unit works harder and uses significantly more power
  • Bad smell from the indoor unit — mould on the coil or in the drain pan, requires immediate cleaning
  • Unit short-cycling — switching on and off repeatedly in short bursts rather than running a full cooling cycle

Filter Cleaning: Your Responsibility Between Services

Professional servicing aside, filter cleaning is something you can and should do yourself every 4–6 weeks during heavy usage. It takes 10 minutes. Remove the front cover of the indoor unit, take out the filter panels, wash them under a tap, let them dry, and replace them. A clean filter means your coil stays cleaner between professional services, your unit uses less electricity, and your indoor air quality is significantly better.

In JVC, Arabian Ranches, and other communities built near desert fringes, dust accumulation on filters is faster than in more established urban areas. During shamal wind events, check and clean your filters immediately after — these events deposit an extraordinary amount of fine sand in a short time.

How Long Should a Dubai AC Unit Last?

With proper servicing, a quality split AC unit should last 10–15 years in Dubai. Without it, 5–8 years is more realistic. Given that a replacement unit costs AED 1,500–4,500 installed, the economics of regular maintenance are straightforward: two services per year at AED 150–200 each (AED 300–400 annually) versus a replacement compressor at AED 1,500–2,500 or a full unit replacement at AED 2,000–4,500.

Annual Maintenance Contracts (AMC)

For villa owners with 4+ AC units, an Annual Maintenance Contract makes financial sense. A typical AMC covers unlimited emergency callouts, two scheduled services per year, and priority response during peak summer months. For a villa with 5 units, AMC pricing typically runs AED 800–1,500 annually — far less than paying for services individually. It also removes the mental load of scheduling — you get a call when it's time, not a crisis when something fails.
