A plumbing emergency in a Dubai apartment is more serious than in a house on the ground. Water travels downward through concrete slabs, meaning a leak in your apartment becomes a leak in the apartment below within hours. What you do in the first 30 minutes — before a plumber can physically reach you — is often the difference between a straightforward repair and a multi-floor insurance claim.
Step 1: Stop the Water
Locate and close the nearest isolation valve. Every water-using fixture in a Dubai apartment should have an isolation valve — a small lever or screw valve on the supply pipe directly below or behind the fixture. Turn it clockwise to close. If you cannot find the fixture isolation valve, or if the leak is from a pipe without one, close the main water valve for the apartment — usually located in the kitchen, utility area, or a service cupboard. If you cannot find the main valve, call building security or maintenance immediately — they can shut off water to your floor or section while you wait for the plumber. Do not attempt to close unfamiliar valves in a shared riser cupboard without building management approval — closing the wrong valve can cut water to neighbouring apartments.
Step 2: Contain the Water
Place buckets, towels, or bins under the leak to catch water and prevent it spreading across the floor. If water is already on the floor, use towels to create a barrier preventing it reaching doorways — water that escapes into the hallway or adjacent rooms spreads the damage area significantly. If the leak is from the ceiling (meaning it originates in the apartment above), place a bucket under the drip and call building management immediately — the leak source is in another apartment and their isolation valve needs to be closed.
Step 3: Protect What You Can
Move furniture, electronics, rugs, and anything absorbent away from the affected area. If the leak is in a bathroom or kitchen, remove items from under-sink cabinets — these are often the first places water accumulates. If water is coming through a ceiling light fitting, do NOT touch the fitting or the switch — water and electricity are a lethal combination. Turn off the relevant circuit breaker at the distribution board and call the plumber. If you cannot identify which breaker controls the affected circuit, turn off the main breaker for the apartment.
Step 4: Call — Do Not Text
