Renovation in The Villa Community

We've done dozens of full villa renovations in The Villa, across Alicante, Cordoba, and Granada clusters. The big difference here versus a standard villa in Al Quoz or Jumeirah is the desert-fringe dust loading on the entire structure. Those split AC units? They're eating sand 24/7, so when we do a full kitchen or bathroom strip-out, we always find the ductwork and condensate lines clogged worse than anywhere else in Dubai. I've pulled filters caked with 4mm of grit in a 3-bedroom villa off Al Reem Road. Another issue: these villas were built between 2009 and 2015, so we're seeing first-generation pipe joints starting to fail. In a standard apartment renovation, you don't touch the main risers. Here, we're replacing 12-year-old water heater connections in the exterior plant room before we even start on the bathroom tiles. The private gardens also complicate waste disposal—DEWA doesn't give you a skip permit for the street, so we've got to haul debris out through the compound gate, which adds about 2 hours to every full-villa job. It's not a quick flip; you're dealing with 16-year-old infrastructure behind those Spanish-style facades.

For a partial kitchen fit-out or a single bathroom refresh, you're looking at AED 15,000 to AED 28,000 – that's keeping your existing layout but replacing tiles, vanity, and toilet. A full villa renovation, which we're talking 3-6 bedrooms, kitchen, and all bathrooms, runs AED 60,000 to AED 95,000 depending on whether you're swapping flooring or doing custom joinery. Time-wise, a partial job takes 2-3 weeks, but a full villa takes 8-12 weeks, sometimes longer if we're moving partition walls or running new plumbing.

Here's the catch: these villas are 10-16 years old, and the infrastructure is starting to show its age. We've already run into gas line recharges and first-time pipe joint replacements in nearly half the jobs we've done out there. That stuff can add 3-5 days and AED 2,000-4,000 to the bill if we find it during strip-out. You'll also need DEWA approval for any structural changes, which adds a week to the timeline. The summer heat out in Dubailand is brutal – AC filter loading is the worst we see, so don't skip upgrading your ductwork if you're doing a full renovation.
