For a full villa gut job, you're looking at AED 60,000 to AED 90,000 or more, depending on how much of that old PPR plumbing we're ripping out. Those pipes are past their 20-year design life, and joint failures are getting common—we've seen a 30% increase in leaks just this year. That's not a sales pitch; it's a fact.
