Waterproofing in The Meadows

I've waterproofed dozens of Meadows villas, and let me tell you, these aren't standard homes. The main difference is the age—these Emaar villas were built between 2001 and 2005, so you're dealing with 20-year-old structures that weren't designed for today's heat. The PPR plumbing they used is failing now, with pipe joint failure rates climbing each summer. I've seen it so many times: a bathroom waterproofing job turns into a full pipe replacement when we flood-test and find leaks behind the tiles. That's not something you'd deal with in a newer villa.

Another big difference is the roofs. Meadows villas have flat roofs with multiple AC units, and by now most are on their second or third compressor. That means the roof membrane takes a beating from constant AC maintenance work. I always recommend a heavy-duty membrane here, not the cheap stuff, because you'll have contractors walking on it every few months. The detached garden walls are another headache—they get water ingress from the irrigation systems, which is rare in apartments. If you're in Meadows 3 or 4 near the golf course, you'll also get more dust and sand buildup on terraces. It's a different ball game entirely.

Look, I've done waterproofing on more Meadows villas than I can count, and here's what you're actually looking at. For a roof membrane on a typical Meadows 4-bedroom villa, you're paying AED 27–48 per square foot — depends on whether we're using a liquid-applied membrane or a sheet system, and how many AC units we've got to work around. A full bathroom job usually runs AED 42–65 per square foot, and that includes flood testing after we're done. The whole process for a roof takes 4 to 6 working days, but here's the catch: we can't start until the weather's right. In summer, the roof surface hits 60°C by 9 AM, so we're often working 5 AM to noon and that's it. You'll need to get a temporary NOC from the community management — that's a two-week lead time just for paperwork. I don't do this work in July or August because the heat kills the bond on the primer, and I'm not going to sell you a job that'll fail in six months. For bathrooms, we're usually done in 2 days per bathroom, but the tile guy needs another 3 days after us.
