The Meadows pools take a beating in a way newer Emaar communities don't. These villas went up between 2001 and 2005, and the original pool plumbing and pump housings are at or past their design life. I'm at Meadows 3 and Meadows 4 most weeks, and the call I get is usually green water after a pump's been tripping for days. Summer makes it worse — 45°C water cooks the free chlorine out by mid-afternoon, and a pool left two days without circulation turns cloudy fast. The fix isn't just shock treatment. It's the pump basket, the filter pressure sitting at 1.8 bar when it should be under 1.2, the sand that hasn't been changed in years.
Access is its own thing. The Meadows Town Centre end of the community is tight for parking, so I park on the street and walk the gear in. Most villas have the pump room tucked behind the garden wall or under a deck, and half of them don't have a drain nearby, which makes backwashing a messy job.
What I can't do is pretend every pool is salvageable. Some of these older shells have structural cracks that acid washing won't fix — you'll need a proper replaster, and I'll tell you straight when that's the case. For a standard villa, weekly visits with chemicals run AED 350–450/month.

The Meadows pools are a different animal from a standard villa pool. These are 2001–2005 Emaar builds, so you're dealing with old PPR pipework and, at 20-plus years, joints that fail more each year. I've opened filter baskets in Meadows 3 and found the original 2002 pump still limping along at 4.2 amps when it should pull closer to 6.8 — that tells you the impeller's worn and the motor's next. You don't get that on a new-build in Damac Hills.
Water here fights you too. Summer hits 48°C, evaporation runs hard, and cyanuric acid creeps up because everyone's topping off from the DEWA supply. Once stabiliser passes 80ppm, chlorine stops working properly and the pool goes green overnight. That's why we test with titration kits every visit, not strips.
Access is its own thing. Meadows is a gated compound, so we register the van with security at the gate off Umm Suqeim Street, and some clusters near Meadows Town Centre have rear service lanes too narrow for anything bigger than a pickup. Weekly visits run AED 350–450 with chemicals in. Filter sand is AED 500–800 every 5–7 years. We can't fix a cracked underground return line without cutting the deck — that's a landscaper's job, not ours.

A standard pool at a Meadows villa runs AED 350–450 a month, and that's a fixed weekly visit on the same day, chemicals included. I won't quote you a number without seeing the pool first, because a 3BR in Meadows 2 and a 6BR in Meadows 5 with a spa attached are different jobs. Filter sand is AED 500–800, and you'll only need that every 5–7 years. Acid wash is AED 1,500–3,000 if the plaster's stained or you've had green water sitting too long.
Each visit takes about 45–60 minutes. We test pH, free chlorine, total alkalinity, calcium hardness and cyanuric acid with titration kits, not strips — strips lie. Then brushing, vacuuming, skimmer and pump baskets, backwash or cartridge clean, filter pressure and pump current check, salt cell clean if you've got a chlorinator. Honest caveat: these pools were built 2001–2005, so the PPR pipework is at or past its design life. We can balance your water perfectly and still find a joint weeping behind the skimmer. That's not a chemistry problem and no weekly visit fixes it. Also, tower-style access isn't a thing here, but gated clusters mean we need your gate code or we're sitting outside.
