Pool Maintenance in Dubai Hills Estate — Parkway Vistas

Parkway Vistas pools aren't the same animal as a standalone villa pool. These are attached and semi-detached Emaar units, so the pool sits tight against a party wall, and when you've got a leak you can't always tell whose plumbing it's coming from. We've had jobs where the neighbour's line was the culprit and ours was fine — that takes a conversation, not just a wrench. Water loss of 2cm overnight usually tells us it's a leak, not evaporation, even in August when the pool's losing water to 45°C heat anyway.

The kit itself is predictable. Standard Emaar spec means we know the pump layout before we open the gate, and chlorine demand here runs higher than you'd expect because the villas sit close and shade each other badly in the afternoon. A standard weekly visit with chemicals runs AED 350–450/month, and that includes titration testing for pH, free chlorine, alkalinity, hardness and stabiliser. We don't guess with test strips.

Where it gets awkward is access. Dubai Hills Estate has compound rules, and some clusters want contractor registration at the gate near Dubai Hills Mall. We can't always get a same-day slot if you call late. Sand filter media every 5–7 years is AED 500–800 — most owners here forget it until the pressure gauge sits above 20 psi and the water turns.

A standard pool at Parkway Vistas runs AED 350–450 a month, weekly visits on a fixed day, chemicals included. That's the honest number for a 3–6BR detached or semi-detached villa pool here. It isn't a flat rate across the community — a plunge pool on a Cluster B terrace prices differently from a full-size pool behind a Cluster A garden, and if you've got a salt chlorinator we're cleaning the cell and checking salt levels too. Filter sand is AED 500–800, and you'll only need it every 5–7 years. A green pool shock treatment is a one-off on top. Full drain and acid wash, if the plaster's stained, is AED 1,500–3,000.

Each visit takes around 45–60 minutes. We test pH, free chlorine, total alkalinity, calcium hardness and cyanuric acid with titration kits, then balance, skim, brush walls and floor, vacuum, clear the skimmer and pump baskets, backwash or rinse the filter, and check pump running current and filter pressure. You get a WhatsApp report after every visit with before and after readings.

One caveat: the party-wall plumbing in these semi-detached units makes leak sources genuinely ambiguous. If we suspect a shared line, we can't just dig in — your neighbour has to be in the loop, and that coordination can slow things down. We don't pretend otherwise. Drive from Al Quoz is about 30 minutes.
