Pool Maintenance in Victory Heights

Victory Heights pools sit in a different world from a standard villa. These are detached 3–6BR homes in Morella, Castellana, Roma, Picasso and the Signature Villas, mostly built 2010–2014, and the pool equipment is now 11–15 years old. That's the first real difference — pumps, salt cells and filter vessels in this community are all hitting their first serious maintenance cycle at the same time as the AC and water heaters. Course-facing clusters like Morella and Castellana get Els Club golf aerosols drifting onto outdoor units, which means more grit in pump baskets and faster filter loading than you'd see in a plain apartment tower.

You also can't treat these as one pool. A Victory Heights villa usually has a private pool plus a separate spa or water feature, and sometimes a chiller line, so balancing one body of water throws off the other. We test pH, free chlorine, total alkalinity, calcium hardness and cyanuric acid with titration kits each visit, since stabiliser creeps up fast under Dubai summer sun and chlorine stops working past roughly 50 ppm.

Weekly visits run AED 350–450/month with chemicals included. Filter sand is AED 500–800 every 5–7 years, and a full drain and acid wash is AED 1,500–3,000. Here's the limitation: if your pool's been green for weeks, one shock won't fix it — that's a drain and refill, not a weekly visit.

A standard villa pool in Morella or Castellana runs AED 350–450 a month, and that's a weekly visit with chemicals included. Water gets tested with a titration kit — pH, free chlorine, total alkalinity, calcium hardness, cyanuric acid. I've seen too many guys just dump chlorine in and call it done. We don't work that way. Each visit takes about 45–60 minutes: skim, brush walls and floor, vacuum, clear the baskets, backwash the sand filter, check pump current and filter pressure. You'll get a WhatsApp report after every visit with the before and after readings.

Filter sand replacement is AED 500–800, and on these 2010–2014 builds it's usually due around now — that first big maintenance cycle hits everything at once. A full drain and acid wash runs AED 1,500–3,000 depending on staining and pool size, plus refill. That's a two-day job, and you can't swim for 24–48 hours after.

Honest caveat: if your pool's green, no weekly visit fixes it overnight. It needs a shock treatment first, and that's a separate charge. Also, in Morella and Castellana the Els Club aerosols clog AC outdoor units — separate issue, but worth knowing when you're budgeting villa maintenance. Drive from Al Quoz is 30 minutes, so scheduling's tight but workable.
