Plumbing in City Walk

Working on plumbing in City Walk isn't like fixing a leak in a normal villa. We're dealing with those Meraas high-rise towers, Phase 1 & 2 and the Residences. The biggest headache? The building-managed FCU cooling units. If your water heater connects to that system, I can't just dive in — I've got to coordinate with building management first, or we'll trip the whole floor's AC. That's a 20-minute drive from Al Quoz wasted if I forget the protocol. You'll also find these towers have shared risers for drainage. A blocked kitchen sink on the 14th floor can back up into the apartment below, so I'm often working with the FM team to isolate valves — that's a AED 450 job minimum, not the usual AED 150. Residents here deal with low water pressure a lot, especially in the summer heat when demand spikes across Phase 1 & 2. The split AC units are standard, but the concealed pipe leaks behind those fancy wall finishes are a nightmare — I've had to cut through Italian marble to fix a burst pipe in a Residences North apartment. Can't just patch it like a villa; it's a full restoration job.

For a plumbing job in City Walk, you're looking at AED 150 to AED 600, depending on the issue. A simple blocked drain or toilet flush fix runs AED 150–250, and we're usually in and out in under an hour. A burst pipe or concealed leak in one of those Meraas towers—Phase 1 or 2, Residences North or South—can hit AED 400–600, especially if it's a shared-riser leak that needs FM coordination. That adds time, sometimes 2–3 hours, 'cause we've got to wait for building management to shut off the main valve. Water heater repairs are AED 200–350, but don't expect a same-day swap if it's an FCU fault—those require building management to check the cooling system first, and that's not on us. The process is simple: you call, I drive from Al Quoz (20 minutes, but summer heat can slow traffic), and I diagnose on-site.
