Painting in The Springs

The Springs villas aren't like a standard apartment or even a newer villa. These are Emaar's original builds from 2001–2005, so you're dealing with 20-year-old walls that have settled and shifted. I've painted hundreds of these in Springs 1 through 15, and the biggest difference is prep work. The original plaster on these villas is thinner than what we see in newer communities like Arabian Ranches, so we can't just sand aggressively—we risk going through to the block. We also see more hairline cracks from the Dubai heat cycling through the years; we've counted over 40 cracks in a single 4-bedroom villa before we even started painting. The real gotcha is the PPR pipe joints—they're past their 20-year design life, and we've had two jobs where a burst pipe during prep work flooded the living room. That's not a painting issue, but it's a reality here. You'll also notice the original AC compressors from 2001 are mostly shot, so we're often painting around split units that are being swapped out mid-job. We don't offer colour consultation without checking the afternoon light—these villas have small windows compared to modern builds, and what looks good on a swatch can turn muddy by 4 PM. One more thing: the compound access rules are strict—we need vehicle passes from the owner to avoid the RTA parking fines that hit AED 150 per day if we're in the wrong spot.

Look, painting a Springs villa isn't cheap, but you're paying for the size and the prep work. For a standard 3-bedroom interior, we're typically quoting AED 9,800 to AED 12,600, which works out to about AED 8–14 per square foot. Exterior work runs AED 12–18 per sqft because of the heat and scaffolding. The whole job usually takes 5–7 working days for interior, and another 3–4 days for exterior — but that's if we can start early in the morning to beat the summer sun.

Here's the process: we come by for a free quote, check for any water damage near the split AC units — those old 2001 compressors are failing now, so we'll tell you if a leak needs fixing first. You'll need to move furniture away from walls, or we can do it for an extra fee. We use anti-mould paint in bathrooms and laundry rooms, no question. If you're renting and want your deposit back, we'll match the original builder's white shade exactly — it's a common request.

One honest limitation: those PPR pipe joints from the original build are past their 20-year design life. If we find a leak during prep, we can't paint over it — you'll need a plumber first, and that'll add a couple days and maybe AED 1,500–2,500 to your bill. We don't do pipe repairs, so plan for that.
