Painting in La Mer / Jumeirah

Painting a standard villa in Al Barsha is a different job than working at La Mer. The salt air off the beach is brutal—it'll eat your exterior paint in 18 months if you don't use proper UV-rated stuff. I've seen it happen. We're talking AED 14 per square foot minimum for the outside, not the cheap emulsion you'd use inland. The townhouses in Sur La Mer sit below road level, so after a heavy winter rain, you've got water pooling against the walls. That's a flood risk you don't get at a normal Jumeirah apartment. We've had to repaint entire lower sections after one bad storm in 2022. Inside, the humidity's constant—that's why we always use anti-mould paint in the bathrooms and kitchens. Most residents here are landlords trying to get their deposit back from tenants, or owners who notice the finish fading faster than they'd like. It's not a quick touch-up job; you're looking at 4–5 days for a 1,500 sq ft unit because of the prep work and drying time in the coastal air.

I'll recommend a decorator I trust, but that's separate. You'll need to manage that timing. For deposit return move-outs, we work fast – often 3 days – but you gotta give us at least 10 days' notice. DEWA access isn't an issue, but tower rules vary; some require our guys to use service lifts.
