Pool Maintenance in The Lakes — Hattan: What We See on the Ground

Hattan sits right on the lake, and that's the whole story with these pools. The villas in Hattan 1 and Hattan 2 face the water directly, so you get evaporation running higher than anywhere inland, and the salt air eats at outdoor sockets, AC units and railing brackets. We're topping up and rebalancing water most weeks, not just once a month.

Access is its own thing. Security at the Hattan gates wants the visit logged, and if you're coming from Al Quoz that's a solid 30 minutes without traffic, longer if you catch the Sheikh Zayed mess near Ibn Battuta Mall. The bigger custom pools — infinity edges, dosing automation, the penthouse spa pools up in Maeen and Ghadeer — don't fit a standard visit. A simple pool takes about 45 minutes; automation plus a salt cell clean pushes it past 1 hour 20 minutes. That's why those get quoted after a site visit, not off a price list. A standard pool runs AED 350–450 a month, chemicals included.

Honest limitation: I can't fix a salt cell that's already dead. Replacing one costs AED 800–1,800 and lasts 3–5 years. On pools near 20 years old, the pipework and pumps are often due at the same time, and no amount of chemical balancing hides that.

How Pool Maintenance Works in These Properties

Hattan villas aren't standard stock, and the pools aren't either. On Type 1 plots you're often looking at an infinity-edge pool with a vanishing edge wall, separate balance tank, and dosing automation running pH and ORP. That setup takes longer per visit than a regular 8x4 pool — you're checking probe calibration and the auto valves, not just dumping chlorine in. Standard pool cover starts at AED 350 a month and runs to AED 450, but an infinity edge with automation gets quoted after I've walked the plant room. I won't guess at a number for those.

The lake proximity is what really bites. Evaporation and splash on the coping, plus salt spray off the water, corrodes the stainless ladder rails and the pool light niches faster than you'd see inland. Outdoor sockets and the pump housing take a beating too. I've pulled salt cells here at 3 years when they should last 5.

Testing is titration, not strips — pH, free chlorine, total alkalinity, calcium hardness, cyanuric acid. Cyanuric creeps high on these pools because tablets keep getting added. When it locks out the chlorine you get green water, and that's a shock and partial drain, not a quick fix.

Access matters. Some Hattan gates need pre-approval, so give me a heads up before the visit day.

Pricing, Timing and What to Expect

A standard pool on a Hattan villa runs AED 350–450 a month, and that covers the weekly visit, all chemicals, titration testing for pH, free chlorine, total alkalinity, calcium hardness and cyanuric acid, skimming, brushing, vacuuming, basket clearing, backwash or cartridge clean, plus a pump current and filter pressure check. You'll get a WhatsApp report after every visit with before and after readings. That price doesn't hold for the infinity-edge pools on the lake-facing Type 1 plots. Those have dosing automation and bigger surface area, so it's quoted after a site visit — usually 60–90 minutes per visit instead of 45.

Infrastructure here is nearly 20 years old, and that matters. Original PPR joints, AC compressors and water heaters are all due, and lake proximity drives corrosion on railings, outdoor sockets and pump housings. Salt cells cost AED 800–1,800 every 3–5 years. Shock treatment for green water is a separate charge, and a full drain and acid wash is a two-day job because we can't refill fast enough through a DEWA line to skip the wait.

Honest caveat: if your pool's on a shared Maeen or Ghadeer compound supply, we don't touch that without the owners' committee signing off first.

How Our Pool Maintenance Service Works

  1. 1

    Weekly scheduled visit

Your assigned technician arrives on the same day each week. You don't chase us — we show up. We carry chemicals, test kits, and common spare parts in the van.

  2. 2

    Water test and chemical balance

We test pH, free chlorine, total alkalinity, calcium hardness, and cyanuric acid (stabiliser) levels using commercial-grade titration kits — not dip strips. Every adjustment is logged.

  3. 3

    Physical cleaning

Surface skimming to remove debris, wall and floor brushing to prevent algae attachment, vacuuming, and skimmer and pump basket clearing. We also backwash sand filters or clean cartridge elements as required.

  4. 4

    Equipment inspection

Pump running current, filter pressure, chlorinator cell condition, automatic valves, and pool lights are checked on every visit. We flag issues before they become breakdowns — a failing pump seal caught early is a AED 150 fix; a burned-out pump motor caught late is AED 1,200.

  5. 5

    WhatsApp report after every visit

You receive a summary: chemicals added, water readings before and after, any equipment flagged, and the next scheduled visit date. Full transparency — you know exactly what was done and why.

Pool Maintenance in Luxury Villa Properties

Luxury villa pools in Emirates Hills, Al Barari, Jumeirah Golf Estates, and Palm Jumeirah Signature Villas represent the top tier of residential pool complexity. These pools often feature infinity edges with balancing tanks, integrated spas with separate heating circuits, automated chemical dosing systems (Pentair IntelliChem or Hayward Sense and Dispense), underwater speaker systems, fibre-optic or LED colour-changing lighting, and automated pool covers. A single fault in an automated dosing system can dump concentrated acid or chlorine into the pool, creating a safety hazard. Our senior pool technicians are trained on Pentair, Hayward, and AstralPool automation platforms and carry diagnostic equipment compatible with these systems. We also service pool heating — both air-source heat pumps and solar thermal — for year-round temperature control.

Pool Maintenance in The Lakes — Hattan: Questions Answered

How often does a pool need service in Dubai?

Weekly is the minimum. Dubai's heat accelerates chlorine consumption and algae growth to a rate that bi-weekly visits cannot reliably manage from May through October. During winter months (November–March), fortnightly service can work for low-use pools, but we recommend sticking with weekly to maintain water stability.

What's included in the AED 350/month package?

One weekly visit including full water testing, chemical balancing (chemicals included), surface cleaning, equipment inspection, and a WhatsApp summary report. Filter cleans and minor adjustments are included. Major repairs and parts are quoted separately.
