For residents, the main pain point is getting their security deposit back from the landlord. We do a lot of move-out repaints here, and it's all about fixing that salt-driven wear on window frames and balcony rails. We're honest: if your AC unit's bearings are grinding, we'll tell you before we paint, because it'll ruin the job.

The Shoreline towers are pretty uniform in construction, which helps us price things accurately. For a standard one-bedroom apartment, you're looking at AED 12 to 16 per square foot for interior walls and ceilings with UV-rated paint — that's critical because the salt air here chews up cheap paint fast. A two-bedroom runs AED 14 to 18 per square foot, and if you need the exterior balcony or anti-mould on the bathroom walls, add another AED 3 to 5 per square foot. Timing? A one-bedroom takes 4 to 5 days with two guys, but we're honest — don't expect us to finish faster if your FCU fan motor is rattling. That's a separate job, and we've seen plenty of 15-year-old units in Al Haseer and Al Nabat where the motor bearings are gone. We can't paint over that noise. The process is straightforward: we'll do a site visit, check for salt bloom on the walls, and give you a fixed quote. You'll need to clear the furniture and get a NOC from the building — Nakheel Mall's management office handles that. One real limitation: if your water heater's original from 2008, it's past its 10-year life. We can't paint around a leaky tank, so we'll ask you to replace it first.
