Painting in Reem — Mira

Mira townhouses look like villas, but they're not the same to paint. You've got split AC units everywhere—each room has its own, and we've got to mask them off carefully or they'll blow dust over fresh paint. The high ceilings in the living areas (some are 14 feet) mean we're hauling 10-foot ladders through narrow hallways. That's a pain. Exterior painting here is different too—the desert-fringe air quality loads up AC filters twice as fast, so we're painting around units that get serviced every six months instead of yearly. We always use anti-mould paint for bathrooms and laundry rooms because the humidity in Mira builds up fast in summer. A standard villa might have one or two feature walls; here, every second owner wants a different one in each room. That drives the price up—interior runs AED 8–14 per square foot, but feature walls can add AED 500–800 each. One limitation: we can't match old paint exactly on 2014 builds because the sun has faded the original coats. You'll need a full wall repaint, not a touch-up. Residents moving out for deposit return from DEWA or the landlord often call us for touch-ups, but we tell them straight—it's cheaper to repaint the whole room than try to match what's there.

For a Mira villa, you're looking at AED 8–14 per square foot for interior painting and AED 12–18 for exterior. A typical 3-bedroom townhouse runs about 2,500 square feet, so interior painting alone lands between AED 20,000 and AED 35,000. We're talking 5 to 8 working days for a full interior job, but exterior can stretch to 10–12 days because we have to work around the heat—we can't paint in direct sun after 10am during summer. The process starts with a walkthrough to measure and check for cracks or damp spots, then we pressure wash exterior walls, fill any holes, and prime before we paint. One honest limitation: Mira's stucco exterior is rough, so it drinks paint—we'll use 20–30% more paint than a smooth wall, and I don't cut corners on that. You'll also want anti-mould paint for bathrooms and kitchen areas, which adds AED 1–2 per square foot but it's worth it in this humidity.
