Painting in Al Barsha 2

Painting in Al Barsha 2 is a different beast than a standard new-build villa in the Springs. You've got a real mix here—older villas from the early 2000s next to newer apartment blocks, and each one throws its own headaches. For a typical villa, we're often dealing with 15+ year old emulsion that's yellowed from the sun and humidity. I've seen walls that haven't seen a fresh coat since 2008, so we can't just slap on one coat and call it done. You'll need a full prep job—washing, filling cracks, and a primer coat before anything else. That's why we charge around AED 10.50 per sqft for a standard room, not the AED 8 you'd pay in a newer community. The apartments here, especially near Al Barsha Park, have those tiny balconies where moisture builds up fast. We always recommend anti-mould paint for those, or you'll be repainting in 18 months. One big difference: a lot of tenants are moving out to get their DEWA deposit back, so we do a lot of "move-out repaints" where we touch up every scuff and nail hole. It's not glamorous, but it's honest work. Traffic to Al Barsha 2 from our shop in Al Quoz takes about 20 minutes, but during summer heat we start at 6 AM to beat the sun.

Look, Al Barsha 2 is a mixed bag — villas and apartments from the late 90s and early 2000s — so pricing and timing depend on what you've got. Villas run higher because of more trim and taller ceilings, usually AED 10–14 per sqft. That includes two coats of good emulsion, skirting boards, and one feature wall if you want it. Don't expect a quick turnaround — a 2-bed takes 3 to 5 working days, a villa can stretch to 7 or 8, especially in summer when the paint dries slower and we're working around the heat.

Here's the process: I'll come by first to look at the walls and give you a fixed quote (no surprises). We move furniture to the center, cover everything with plastic, then prep — patch cracks, sand rough spots. Then we paint, usually two coats. We clean up after, but you'll need to give us access to DEWA for the lift and maybe a parking spot if you're in a tower near Mall of the Emirates.

Honest caveat: older buildings in Al Barsha 2 can have stubborn mould or peeling paint from humidity. We'll use anti-mould paint in bathrooms, but if the plaster's shot underneath, it'll come back. I can't fix bad walls with just paint — you'll need a plaster repair first.
