Renovation in Meydan

I've done a lot of renovations in Meydan, and it's not like working in a standard villa in Arabian Ranches or an apartment in Marina. The biggest headache here is the airborne dust from the racecourse turf and irrigation systems — we're constantly fighting to keep the job site clean, especially during summer when the AC units pull that fine grit right into the space. You can't just rip out a kitchen without sealing off the vents properly, or the whole place gets coated. Another issue: the mix of property types means we're often switching between split AC systems in the Polo Residence villas and FCU fan coil units in the Meydan Avenue apartments. That's 2 completely different approaches for the ductwork and ceiling access, and we've had to build separate tool kits for each. The buildings themselves vary wildly in age too — a 2010 villa in Millennium Estates has different wall construction than a 2018 apartment near Sobha Hartland. We recently did a full bathroom strip-out in a 2013 Meydan Racecourse Residences unit where the waterproofing was shot underneath the tiles — cost the client an extra AED 2,800 to fix the subfloor. It's a premium area, but the infrastructure isn't always premium underneath.

We've done a lot of work out in Meydan, especially around Millennium Estates and the Racecourse Residences. For a full bathroom strip-out and redo in a villa, you're looking at AED 18,000 to AED 28,000 depending on tile quality and fixture choices. A kitchen fit-out in those newer Meydan Avenue apartments runs closer to AED 22,000 to AED 35,000. If you're just refreshing a bathroom (new vanity, toilet, tiles over existing) it's more like AED 8,000 to AED 12,000. Expect the work to take 3 to 4 weeks for a bathroom, 4 to 6 weeks for a kitchen. That's if we don't hit surprises.

One thing you should know: the racecourse turf and irrigation kick up a lot of fine dust. It's a pain during the strip-out phase, especially in villas. We have to seal off work areas tight, or you'll find grit everywhere for weeks. Also, the split AC systems in villas versus the FCU units in apartments means your team needs to know both — we do, but don't assume every contractor handles both well. We schedule work in phases, starting with demolition, then MEP rough-ins, then finishes. We're upfront about needing access to the building's chiller room for apartment FCU work — that's a DEWA coordination you'll need to handle with building management.
