That's for removing the old membrane, prepping the substrate, applying a two-coat liquid polyurethane system, and flood testing for 48 hours. We're talking 7 to 10 working days for the full scope, but don't forget the curing time — you can't walk on it for at least 24 hours after each coat.

The real headache is timing. We can't work in July or August — the surface temp on these flat roofs hits 65°C, and the membrane won't bond right. September through November is your sweet spot. One honest limitation: those racecourse-facing villas get fine turf dust and fertiliser particles blown onto the AC outdoor units. It clogs the condenser coils, which raises humidity inside and stresses the waterproofing seals around your window frames. I've seen it happen at least a dozen times. You'll need to budget for a separate AC coil wash every 8 months if you're on the track side — that's about AED 1,200 per unit.
