Pool Maintenance in Meydan — Millennium Estates

These Meydan villas aren't like a standard Al Barsha pool, and anyone who quotes them the same way hasn't stood next to one. A regular 8x4 pool takes me about 47 minutes a visit — skim, brush, vacuum, test, balance, baskets, backwash. The infinity-edge pools out here on the racecourse-facing plots run longer, and once there's dosing automation and a salt cell in the loop, it's a site visit before I'll put a number on it. Here's what catches people out. You're 400 metres from Meydan Racecourse, so turf, soil and fertiliser particulate blows straight onto the water and into the AC outdoor units on that elevation. Filter pressure climbs faster than you'd expect. And these homes went up around 2012–2016, so the plumbing, AC and electrical are all hitting their first real maintenance cycle at the same time. We see it constantly — one thing fails, then another.

I can't fix a failing valve actuator on a visit where I'm already balancing chemicals. That's a separate job. What you'll get from me is a WhatsApp report after every visit with before and after readings, so you can see exactly what the water was doing.

On a standard pool in Millennium Estates, you're looking at AED 350 to 450 a month, chemicals included, on a fixed weekly day. An infinity-edge pool with dosing automation is different — those have more surface, more valves, and the automation needs checking, not just topping up. That gets quoted after I've walked the plant room.

A weekly visit runs about 50 to 70 minutes on a normal pool. Titration testing for pH, free chlorine, total alkalinity, calcium hardness and cyanuric acid first, then balancing, skimming, brushing walls and floor, vacuuming, clearing baskets, backwashing the sand filter or rinsing cartridges, and checking pump current and filter pressure. Salt cells get cleaned and the salt level checked — a replacement cell runs AED 800 to 1,800 and lasts 3 to 5 years. Here's the honest part: racecourse-facing villas collect turf and fertiliser particulate, and it doesn't just land in the pool. It gets into your AC outdoor units too, and those villas are now 9 to 13 years old, so plumbing, AC and electrical are all hitting their first real maintenance cycle at once. I don't do AC. For green water, a shock treatment sorts it, but if the pool's been sitting, that's a full drain and acid wash instead.
