Pool Maintenance in Green Community DIP

Green Community villas are a different animal from a standard new-build pool. Emirates Properties planted these gardens properly back in 2001–2007, and those mature trees are the whole reason people bought here. They're also why I spend half my visit on drainage. The ficus and ghaf roots push into the pool drainage lines more than anywhere else we work, and once they're in, you'll see the water level creeping up after rain or a backwash. It's not a chemical problem, it's a plumbing one.

The leaf fall is relentless too. Skimmer baskets fill in days, and the debris ends up in the AC outdoor units and gutters along the compound wall. A standard villa pool in, say, a newer DIP townhouse just needs a weekly balance and vacuum. Here you're brushing walls more, checking the sand filter pressure more often, and clearing baskets before they starve the pump. Weekly visits at AED 350–450 a month cover chemicals and testing, but root intrusion usually means a drain camera job and a proper cut-out.

We also see a lot of salt chlorinator cells in these villas, and Green Community West and East pools sit in shade for part of the day, so cyanuric acid climbs and chlorine stops working the way it should. That's the bit most owners don't expect.

Green Community villas mostly run AED 370–430 a month for a standard pool, weekly visit, chemicals included. That covers titration testing for pH, free chlorine, alkalinity, calcium hardness and cyanuric acid, then balancing, skimming, wall and floor brushing, vacuuming, basket clearing, backwash or cartridge clean, plus pump current and filter pressure checks. A salt cell clean and salt check is part of it too. Motor City and Sports City side villas sit in the same band. You'll pay more if the pool's been sitting green — a shock treatment runs AED 250–400 depending on size and how far gone it is. Filter sand is AED 500–800, and that's every 5–7 years, not annual. Acid wash with drain and refill is AED 1,500–3,000. Each visit takes 45–70 minutes. You'll get a WhatsApp report after every visit with before and after readings.

Here's the honest part. Those mature trees are the whole reason people love Green Community, and they're also why we see more root intrusion into drainage pipes here than anywhere else we work. Roots don't care about your pool schedule. If a line's already compromised, no amount of weekly chemistry fixes it, and you'll be looking at a drainage job, not a pool job. Same with leaf drop — gutters and AC outdoor units clog fast, so seasonal clearance matters. We can't pretend otherwise.
