Bathroom wet areas run a bit less, around AED 35 to AED 55 per square foot depending on access and tile removal. Terraces and balconies in places like Mudon or Damac Hills usually fall in the AED 30 to AED 42 range. The process takes 3 to 5 days for a typical villa roof, but we've got to factor in that 35-minute drive from Al Quoz — we're not showroom guys who rush jobs. First, we flood test the area for 24 hours to find leaks, then we apply the membrane in two coats with a reinforcing mesh between them.
