Waterproofing in Town Square

Working in Town Square is different from your standard villa job. These Nshama townhouses, like the ones in Hayat or Safi, have private gardens with split AC units mounted right on the terrace walls. We're constantly dealing with water ingress where the AC drainage pipes meet the roof membrane – it's a design flaw I've seen in over 80 homes here. The Dubai South corridor means we're blasting through 45°C summer heat with dust sticking to every surface, so we can't just slap on a membrane. We've got to pressure wash, dry for a full 24 hours, and use a primer that bonds in high humidity. Another thing – these villas have multiple roof levels and balcony overhangs, which means we're sealing window frames on the second floor that leak during winter rains. A standard bathroom job here runs around AED 1,800 for a 20sqft wet area, but we've got to flood test for 48 hours because the concrete slabs settle differently than in older communities. Residents don't expect it, but we're honest about it – you can't waterproof a terrace without removing the tiles first, or it'll fail within two years.

I've done a lot of waterproofing work in Town Square, mostly on the Nshama townhouses around the park. For a typical 3-bedroom villa roof, you're looking at AED 28–45 per square foot for a proper membrane job. Bathroom wet areas run AED 45–65 per square foot. Don't expect to pay less than that for quality work that'll hold up in the summer heat. A full roof job on a Hayat townhouse takes about 4–5 days, including flood testing. The process is straightforward: we strip the old sealant, clean the surface, apply the membrane, then test it with water for 24 hours. One honest limitation — with the dust blowing in from the Dubai South corridor, we can't work on windy days, or the membrane won't bond right. That can push the job back a day or two. You'll also need to clear access to your terrace or roof, and make sure your DEWA meter isn't in the way. We can't work on weekends in some blocks due to Nshama's rules, so plan for a weekday start.
