Painting in Downtown Dubai's high-rise towers isn't the same as doing a villa in the Springs. You can't just show up with ladders and start rolling. Every tower has its own access rules, and Emaar Community Management makes you book a pre-visit slot — sometimes days in advance. The biggest headache is the AC system. Most of these apartments use FCUs (fan coil units) instead of split ACs, so you've got to seal off the vents properly or dust gets everywhere. In older towers like The Residences (built 2008), we're often painting around water stains from the 15-17 year old FCU replacement cycle — that's a real problem nobody talks about. The heat's another issue. Even in winter, direct sun through floor-to-ceiling windows can dry paint way too fast, so we've got to adjust our mix and work in sections. Residents here usually want their deposit back when moving out, so we're doing touch-ups on skirting boards and filling tiny nail holes that most villa owners wouldn't even notice. Price runs AED 7 to 12 per square foot, but that's for the prep work and multiple coats. You're paying for the precision, not just the paint.

A 1-bedroom takes 2-3 days, a 2-bedroom 3-4 days. Here's the honest truth: if your apartment's from 2007-2009 (the oldest Downtown towers), we might find water stains near the FCU or mould around the split AC. We'll fix it, but it adds 1-2 days and AED 500-1,000 extra. Don't skip the anti-mould paint in the bathrooms — Dubai's humidity in summer will ruin a fresh coat fast.
