Painting in Downtown Dubai — Burj Khalifa Residences

Painting in the Burj Khalifa Residences isn't like painting a regular apartment, and don't let anyone tell you otherwise. We're dealing with floors 19 to 108 in the world's tallest tower, and that changes everything. For starters, you can't just show up with a ladder and a roller — Emaar's building management requires pre-booking for every visit, and I've had to wait up to 48 hours just to get access approved. The FCU cooling system means we must coordinate with their FM team before we can even check the AC, which adds at least 3 hours to the first day. Standard villas in Al Barsha don't have these protocols. Another issue is the humidity near the Fountain — it's brutal in summer, so we always use anti-mould paint in kitchens and bathrooms. I've done over 200 move-out repaints here, mostly for tenants trying to get their AED 5,000 deposit back. One limitation: we can't paint exterior balconies without a special permit from the building office, which takes 2 weeks minimum. It's a pain, but that's the price of working in an iconic building.

Summer heat doesn't affect the inside much, but the building's FCU cooling system means we can't run fans without approval from their FM team, so drying times are slower. One honest limitation: if you're moving out to get your deposit back, I've seen tenants get stung because the building's own painter charges AED 15-18/sqft and their standards are different.
