Painting in City Walk

Painting apartments in City Walk is a different animal compared to a standard villa or an older tower. You can't just show up with a ladder and a roller. The building management, usually Meraas' own team, has strict tower access protocols — we've had to wait 45 minutes just to get the loading bay key for our paint buckets. Plus, the FCU cooling units are building-managed, so if we're painting a room with a faulty unit, we need to coordinate with their maintenance team first before we even diagnose the issue. That's not something you deal with in a villa or a freehold apartment where you control the AC. Another thing: the humidity in these premium towers is brutal during summer, and we've seen paint peel within 8 months if you don't use anti-mould paint. We always recommend Zinsser Perma-White for bathrooms and kitchen ceilings here — it's pricier, but it's the only thing that holds up. Residents often want a feature wall for their living room, but we've learned the hard way that the cheap emulsion from Dragon Mart won't stick to the textured walls in Phase 1 towers. We charge AED 9 per square foot for these jobs, which is fair considering the extra coordination and materials. One limitation: if your building requires a full move-out repaint for your deposit return, we can't guarantee a 24-hour turnaround — we need at least 3 days to properly mask and prep.

For a 1-bedroom apartment in City Walk Phase 2, we're usually quoting between AED 3,400 and AED 4,800 for just walls and ceilings, depending on the condition of the paint and how many feature walls you want done. A full repaint of a 2-bedroom, including trim and skirting, runs closer to AED 6,200 to AED 8,800. The process takes 2 to 4 days for a 1-bedroom, but don't expect us to start tomorrow—we're often booked 2 to 3 weeks out because of the summer heat, when everyone wants anti-mould paint in their bathrooms. The tricky part here is the building-managed FCU cooling. If your unit's AC has a fault, you'll need to coordinate with Meraas management first before I can diagnose the issue, and that can delay the job a day or two. We always do a site walkthrough first, tape off everything, and use low-VOC paint so you can sleep in the apartment that night. One honest limitation: the parking situation at City Walk is a pain—we'll need a loading bay slot from the building, so factor that into your timeline.
