That wait alone can add 2-3 days to a bathroom refresh, sometimes more if it's peak summer and the system's under load. We've done dozens of full flat renovations here — from AED 25,000 for a one-bed to AED 80,000 for a three-bed — and the real headache is the tower access rules. You're not parking a van outside; you're booking a service lift slot at 7 AM sharp, and if you're late, you're waiting until the next window. The residents here expect quiet work hours, so we're usually done by 7 PM, which cuts into our day compared to a standalone villa. Another thing: partition walls in these Residences North towers are often thin concrete blocks, not drywall, so removing one takes a proper structural check. We've had to reinforce a header beam on a Phase 2 job that cost an extra AED 1,200. It's not a simple job, but we're used to it.

For a full renovation in City Walk — say a 2-bedroom in Residences North or South — you're looking at AED 35,000 to AED 65,000. That covers stripping the old kitchen and bathrooms, new flooring, repainting, and some joinery like wardrobes or a TV unit. A single bathroom refresh runs AED 8,000 to AED 12,000 if you keep the layout, but if you're moving plumbing or retiling from scratch, we're talking AED 15,000 to AED 22,000.
