Painting in Al Furjan

Al Furjan's detached villas are a different animal from the standard villa or apartment we see in other parts of Dubai. The main challenge here is the sheer surface area and the private gardens—these homes have 3 to 6 bedrooms, with external walls, trim, and skirting that take a beating from the sun. I've lost count of how many times we've had to repaint a 4-bedroom Al Furjan villa where the garden-facing walls were peeling because of the constant heat and humidity. You can't just slap on any paint; we use a specific anti-mould formula for those shaded, damp corners near the AC units and bathrooms. Another thing: while the Nakheel specification is consistent, the earlier phases from 2012-2014 are starting to need first-cycle maintenance. We've had to deal with split AC units that weren't properly sealed during original painting, causing issues later. It's not uncommon for a resident to call us after a move-out, wanting the walls done for their deposit return—and they're usually surprised by how much prep work is needed, especially on the external plaster that's weathered over time. We did a full exterior job on a 2013 villa last month, and the quote came to AED 11,850 for 780 square feet of wall space.

For a standard 4-bedroom villa in Al Furjan, you're looking at AED 8–14 per square foot for interior walls and ceilings. That's not a round number because it depends on how much prep work your walls need — if the previous owners painted over dirt or you've got kids' crayon art, we're adding a primer coat. Exterior work runs AED 12–18 per square foot, and that's trickier because of the summer heat — we can't paint when it's over 40°C, so we're usually scheduling that for October through March. A full interior repaint for a 4BR villa takes us 5–7 working days, depending on whether you want feature walls or anti-mould paint in those humid bathrooms near the garden. Here's the honest limitation: Al Furjan's Nakheel villas from 2012–2015 often have original AC units that leak condensation during the painting process. We'll tape and cover everything, but if your AC's gas is low or the drain is clogged, that's a separate issue we can't fix same-visit unless you've already called a technician.
