Dubai has two distinct waterproofing seasons. The first runs through summer, when flat roof membranes bake under 55°C radiant heat, expanding and contracting until seams crack and water finds its way in. The second comes in February and March, when 2–3 days of concentrated rainfall turns every undetected weakness into an active leak. By the time you see a damp stain on your bedroom ceiling, the water has usually been sitting behind the wall or under the screed for weeks. We survey, locate, and seal leaks using the right membrane system for your specific situation — whether that's a bitumen torch-on system for a large flat roof or a flexible liquid membrane for a bathroom wet area.

Waterproofing is about the surface the water crosses, not the place the stain appears. These are the surfaces we work on.
Flat roofs and terraces
Villa roofs and roof terraces where the membrane has cracked, lifted at the edges or been punctured by later work such as AC stands, satellite dishes or solar frames.
Balconies
Balconies that let water through to the room below or the soffit outside, usually at the threshold, the drain outlet or the junction between floor and wall.
Bathrooms and wet areas
Showers and bathroom floors where water is getting under the tiles — a failed membrane, failed grout and sealant, or a drain that is not sealed into the waterproofing layer.
Planters, pool surrounds and garden walls
Built-in planters, pool decks and boundary walls that hold or shed water against the structure and cause damp on the other side.
Below-ground damp
Basements and lower walls showing damp, flaking paint or salt deposits where moisture is coming through from the ground.
Signs a surface needs waterproofing
Ceiling stains that appear after rain
A stain that only shows after the few heavy rain days points to the roof or terrace above. The entry point is often metres away from the stain, at a crack, an edge or a fixing.
Grout that stays dark long after a shower
Water is sitting under the tiles instead of draining. Re-grouting alone hides it for a while; if the membrane beneath has failed, the floor below will eventually show it.
Paint bubbling or flaking near a balcony door
Water is crossing the threshold or tracking along the floor-to-wall joint. The paint is the last thing to fail, not the cause.
White crystals on a lower wall
Salts left behind as moisture evaporates through the wall. It means water is moving through the structure, often from the ground or a planter on the other side.

From your first call to job completion — here's what to expect.
Site survey and leak tracing
We locate the source — not just the visible symptom. A wet ceiling in a bedroom often means the leak entry point is several metres away on the roof or balcony.
Surface preparation
All cracks are cleaned, old failed membrane is removed where necessary, and the substrate is dried and primed before any new waterproofing material is applied.
Membrane application
We apply the appropriate system — bitumen torch-on, polyurea spray, or cementitious membrane depending on the surface and exposure conditions. Each layer is applied to the specified thickness.
Curing and protection
The membrane is allowed to cure fully before any foot traffic or finishes are applied over it. Rushing this stage is the primary reason waterproofing fails prematurely.
Final water test
We flood-test flat roofs and balconies after application. Only once we're satisfied there is no penetration do we hand the job back.
Before the survey
Leaks are traced faster with a history of when they appear.
- Photos of every stain or damp area, with dates if you have them.
- Whether it appears after rain, after showers, after watering plants, or all the time.
- What is directly above the stain — roof, terrace, bathroom, balcony or another flat.
- Any earlier waterproofing or repairs, and roughly when they were done.
- Access to the roof or balcony, and in a tower, building management's rules for that work.
