Pool Maintenance in The Springs

The Springs pools take a beating in ways an apartment pool never does. These are detached villas with private gardens, so every pool sits under open sky collecting blown sand, leaves from the landscaping, and that fine dust that coats everything from April through September. Water temps push past 34°C in August, and at that heat chlorine burns off fast and algae gets a foothold before your next visit if the balance is off. We test with titration kits — pH, free chlorine, total alkalinity, calcium hardness, cyanuric acid — because strips don't tell you enough when stabiliser climbs. We're on a fixed day each week, chemicals included, and you'll get a WhatsApp report with before and after readings.

The bigger headache here is the age of the pipework. Springs 1 through 15 went up between 2001 and 2005, and those PPR joints are at or past their design life. We see seeping returns and failing skimmer lines constantly, and a buried leak under a garden edge isn't a quick fix. Standard villa pool maintenance runs AED 350–450 a month. Filter sand is AED 500–800 when it's channelling, and an acid wash is AED 1,500–3,000 if the plaster's stained.

I won't pretend a weekly visit catches everything. If a return line's already weeping under the deck, no amount of balancing stops it.

That's a fixed day each week — skimming, brushing walls and floors, vacuuming, clearing the skimmer and pump baskets, then a full titration test for pH, free chlorine, total alkalinity, calcium hardness and cyanuric acid. We check pump running current and filter pressure, backwash the sand filter or clean the cartridge, and check the salt cell if you've got a chlorinator. You'll get a WhatsApp report after every visit with the before and after readings.

A visit takes about 45–60 minutes on a normal pool. Green water needs a shock treatment, and that's a separate trip. Filter sand runs AED 500–800 and should be replaced every 5–7 years. If the water's badly scaled or stained, an acid wash is AED 1,500–3,000 plus refill.

Here's the honest part. Plenty of these villas still have their original 2001–2005 pipework, and those PPR joints are at or past their design life. We can keep your water perfect, but we can't stop a joint letting go under the deck. If we spot damp soil or a falling water level, we'll tell you straight away. We don't do leak excavation, so you'd need a separate contractor for that. Better you know before it becomes a bigger mess.
