Working on Palm Jumeirah isn't like any other job in Dubai. The salt-air eats everything—I've seen stainless steel screws rust in under a year on a Frond villa balcony. That means we're using marine-grade membranes that cost AED 55 per square foot, not the standard 40. For a terraced Shoreline apartment, the real fight is the dew point during summer—you can't flood test a terrace at 45°C without the water flashing off before you spot the leak. The big difference between these properties and a regular villa in Al Barsha is the two-layer waterproofing system we have to install. Nakheel's older Frond villas (built 2006) need crack injection work before we even think about the membrane. The newer West Crescent towers (2022) don't have the same cracks, but their window frames leak because the installers didn't seal the aluminum against the marine environment. You'll pay AED 40–75 per square foot here, and it's money you're spending to keep the salt out, not the rain.

I've been doing waterproofing on the Palm since 2014, and the pricing really depends on whether you're on a Frond villa or a Crescent tower. For Frond villas built between 2005 and 2008, expect to pay AED 42–68 per square foot for marine-grade membrane on roofs, plus another AED 55–75 per square foot for terrace sealing. The older villas usually need crack injection around window frames—that's an extra AED 3,500–6,000 per window depending on access. On the newer Crescent towers (like those near Nakheel Mall), you're looking at AED 48–72 per square foot because we've got to use different materials that handle the salt-air exposure from the Arabian Gulf. Don't expect a quick job—a typical Frond villa roof takes 5–8 days with flood testing included. The process starts with a site survey, then we grind out old sealant, apply primer, and roll on the membrane in two coats. Here's the honest limitation: if your property faces the West Crescent beachfront, the constant sea spray can degrade even high-end sealants within 18 months. We can't fix that permanently—it's just the price of living on the island. You'll need a recoat every 2–3 years, and we always pump a full test before signing off.
