Working on the East Crescent is a whole different beast compared to a standard villa in JLT. That salt-air from the Arabian Gulf doesn't just make the view nice — it eats standard sealants for breakfast. On the older Shoreline Apartments from 2007, we're constantly dealing with water ingress around window frames where the original rubber gaskets have turned to dust. You can't just slap on a cheap coating here. You're looking at marine-grade polyurethane membranes for those beach-facing terraces, which run about AED 52 per square foot on average, not the AED 28 stuff you'd use in a Springs villa. Then you've got the Atlantis Royal Residences where the access rules are a nightmare — we've had to book tower crane slots two weeks out just to get materials to the 22nd floor. The real headache is the balcony flood testing on the older stock. These units have those original 2007 drainage slopes that aren't steep enough, so water pools near the sliding doors. We're often injecting cracks in the concrete slab before we can even think about the waterproofing membrane. It's a premium service, but it's the only way that holds up in this marine environment.

Look, waterproofing on the East Crescent isn't cheap, and you don't want it to be. For a Shoreline apartment or a frond villa, you're looking at AED 42 to AED 72 per square foot, depending on the job. A full roof membrane on an older Shoreline unit? That's closer to AED 68 per square foot because we're using marine-grade polymer that won't crack in the salt air. Bathroom wet-areas are a bit less, around AED 45 to AED 55 per square foot, but we also have to flood test everything after — that's another day.

Timing's the real headache here. A standard terrace or balcony seal takes 2-3 days, including drying time. But if we're doing a full bathroom or roof on a Shoreline apartment built in 2007, add a week — those old concrete slabs have tiny hairline cracks from 15 years of summer heat, and we have to inject epoxy before we even start the membrane. You can't rush that part, or it'll fail in a year.

Honest limitation? Tower access rules on the Palm are a pain. Many buildings, like the Al Nabat towers, only let us work between 9 AM and 5 PM, and security holds your materials for inspection. That's lost time, and I can't control it. You'll also need DEWA approval if we touch any external wall near electrical. So plan for 10-14 days total, not the 5 I'd quote in Al Quoz.
