Renovation in Reem — Mira

We've done dozens of full villa renovations in Mira—mostly Mira 2 and 3 from 2015–2017 builds. The biggest difference versus a standard standalone villa? You're dealing with Emaar's townhouse construction, which means narrower plot widths and shared party walls. That changes everything for partition removal—you can't just knock through without checking if you're hitting a neighbor's load-bearing wall. We've seen it cause disputes with the community management. The AC systems are also tricky: these villas run 3–5 split units per property, and by year 9 or 10 (like those 2014 Mira 1 units), the copper pipe insulation degrades fast in the summer heat. You'll often find we're replacing 40 meters of pipework per villa. Another thing—the private gardens are small, maybe 150 square feet max, so if you're adding a kitchen extension or glass partition, you've got to work within strict setback rules from Reem's community guidelines. DEWA inspections here are tighter than in older Arabian Ranches homes too. One limitation: we can't do full structural changes without Emaar's approval, which takes 4–6 weeks. Mira residents usually want modern open-plan living, but the original layouts have those awkward load-bearing pillars you can't shift.

Here's the thing about renovating in Mira — the prices vary a lot depending on what you're doing. For a partial kitchen fit-out or a bathroom refresh, you're looking at AED 15,000 to AED 28,000. But if you want a full villa renovation — stripping out tiles, replacing all joinery, new AC ducts — that'll run you AED 62,000 to AED 85,000. That's because of the split AC units and private garden drainage you've got to deal with. Timing is a honest pain: a partial job takes 10-14 working days, but a full villa renovation can stretch to 6-8 weeks. That's partly because of DEWA approvals for electrical work and tower access rules in the compound — you can't just show up with a skip bin. One thing I've learned the hard way: the earliest Mira phases (built 2014-2016) have AC and plumbing that's hitting that 9-11 year mark. We've had to add AED 2,000 to AED 4,000 for unexpected pipe repairs in those older units. Don't skip the pre-inspection — it'll save you headaches when the summer heat hits and your AC filters clog faster from that Arabian Ranches dust.
