Pool Maintenance in JVC — Jumeirah Village Circle

JVC pools aren't like a standalone villa in, say, Al Barsha South. Here you've got a 2008 tower in District 10 sharing a wall with a 2019 build in District 14, and the pool equipment tells you the age fast. Older pump rooms lose pressure overnight. Newer ones run clean but sit under constant construction dust, so we're backwashing sand filters more often than you'd expect.

If it's a shared compound pool serving 4 to 20 villas, that's one split agreement, not per house — usually landing between AED 350 and 450 a month per household once divided. Private villa pools in District 11 or 13 run the same range outright. We test with titration kits every visit: pH, free chlorine, total alkalinity, hardness, cyanuric acid. Stabiliser creeps up badly here in summer, and once it passes 80 ppm, no amount of chlorine fixes cloudy water — you drain and refill, or you live with it.

One honest limitation: penthouse plunge pools on the higher Circle Mall-side towers are awkward. Some have no drainage line, so we can't do a full drain and acid wash without a tanker and RTA access approval. We'll tell you straight if yours is one of them.

A private villa pool in JVC runs AED 350–450 a month, chemicals included. You'll get a fixed day each week, and the visit itself takes 45–60 minutes on a normal pool. Green water shock treatment, drain and acid wash, filter sand replacement and pump or light faults are quoted separately once we've seen it.

The process is straightforward. We test with titration kits — pH, free chlorine, total alkalinity, calcium hardness, cyanuric acid — then balance, skim, brush walls and floor, vacuum, clear the skimmer and pump baskets, backwash the sand filter or clean cartridges, check pump current and filter pressure, and clean the salt cell. You get a WhatsApp report after every visit with before and after readings.

Here's the honest bit: JVC's stock spans 2008 to 2022, so a District 13 villa and a newer District 10 unit don't behave the same. Older pools lose chemicals faster and the ambient dust here pushes pump baskets harder. If your pool sits under a tower shadow with little sun, algae still finds it.
