Waterproofing in Jumeirah Islands

I've done waterproofing in Jumeirah Islands probably a hundred times since 2013, and it's a completely different beast from a standard villa. For the Cove Cluster villas, those 3,200-square-foot roofs need premium polyurethane systems that cost AED 70–90 per square foot, but that's the only way to make sure the water stays out during the summer heat.

Look, waterproofing a villa in Jumeirah Islands isn't cheap, and anyone telling you different is lying. For a proper job — not some patch-up — you're looking at AED 57 to AED 89 per square foot. A standard 5,000-square-foot roof? That's around AED 285,000 to AED 445,000. The price varies because of those lake views: the humidity from the canal water means we're using premium polyurethane membranes, not the cheap stuff. Timing? Don't expect miracles. A full roof and terrace job takes 7 to 12 working days, depending on access and weather. We've got to flood-test every section, and that's 24 hours of waiting per test. Plus, summer heat slows us down — we can't lay membrane when the surface temp's over 45°C, so we're often working dawn till noon and quitting by 1 PM. Process is simple: we strip the old membrane, repair any concrete cracks, apply primer, then two coats of membrane, then flood test. One honest caveat: we can't fix underlying structural movement.
