You'd think waterproofing a mixed development like Jumeirah 3 would be straightforward, but it's not. The real headache comes from the mix of old villas and newer apartments sharing the same plot. I've done over 180 jobs here since 2014, and the biggest difference is the shared walls. In a standalone villa, you can isolate the leak. Here, a leak from a third-floor terrace can seep down into a ground-floor villa's living room, and nobody can agree who's responsible. Don't expect a quick fix—a standard terrace or balcony sealing takes 3 to 5 days, including flood testing. That's the part we can't skip: we fill the area with water for 24 hours to check for leaks. If there's crack injection needed around window frames, add another day. The process is straightforward: clean the surface, apply primer, lay the membrane, then test it. But here's a honest limitation—if your villa's concrete is already waterlogged from the summer heat, the membrane won't stick right until it dries out completely. That can add 2 days in June or July. Also, DEWA won't let us shut off your water for long, so we work around your schedule. For external wall water ingress on Umm Suqeim border homes, expect 4–6 days total, depending on how many cracks we find. It's not cheap, but it's cheaper than fixing mold damage later.
