These custom-built mansions from 2004–2012 have a specific problem: the original PPR plumbing joints are hitting their first major maintenance interval. That's 18 to 20 years of expansion and contraction from the summer heat. We've had two jobs in Sector E where a pinhole leak behind the plaster showed up after we stripped the wall paper. That's for premium water-based satin finish from Jotun or similar. A typical 4,200 sq ft mansion interior runs around AED 87,000 to AED 113,000. Exterior painting is more: AED 22 to AED 30 per sq ft because of the heat-cure primer we have to use. Timing: a 4,200 sq ft interior takes us 12 working days minimum with a 4-man crew. We can't speed it up — these homes have high ceilings and complex trim that needs cutting in by brush, not tape. Honest limitation: we don't do the color consultation ourselves. We'll recommend a decorator if you need one, but picking shades is not my trade. I'll tell you what's durable, but you pick the color. Also, DEWA's 48-hour notice for temporary power disconnection on the exterior work area is non-negotiable. Factor that into your schedule.
