Renovation in Dubai Water Canal — Mr. C Residences

So for any Canal-facing renovation, we spec marine-grade plywood or sealed aluminum for the kitchen and bathroom fit-outs. It costs more, but it's the only way to make sure the job lasts. Don't even get me started on tower access rules. Building management here is strict — we can't just haul materials through the lobby. We book service lifts 48 hours in advance, and the loading bay at Mr. C requires a specific RTA-approved parking slot. It's a pain, but we've got it down.

We're talking real numbers here. For a full bathroom strip-out and retile in Mr. C Residences, you're looking at AED 8,500 to AED 12,500 — the high end's for Canal-facing units because the extra moisture from the water means we need better waterproofing and anti-mold sealant, which costs more. A full one-bedroom flat renovation (kitchen, bathroom, flooring, painting) runs AED 28,000 to AED 45,000, but that jumps to AED 65,000 or more for three-bedrooms where you're adding custom joinery. Timing? A bathroom takes 10-12 working days, a full flat 4-6 weeks — but don't expect that in summer. July and August, building management slows down approvals, and our guys are stretched thin.

The process is straightforward: we come out for a site survey, you sign off on the design, we handle the DEWA disconnect and building NOC (that's on us, not you). We strip it, then rebuild. The honest limitation? Humidity here is a beast. If you're in Canal Cove or facing the water, your AC's dehumidifier works harder — we can't fix that, but we'll spec a better-grade fan coil unit to cope. Most companies won't tell you that.
