Painting in District One — Mansions & Villas

Painting a villa in District One isn't like painting a standard villa in Arabian Ranches or the Greens. The main difference is that Crystal Lagoon microclimate — it's much more humid than inland areas, even though we're nowhere near the coast. That means we've got to use anti-mould paint on almost every exterior surface and in any room with AC vents, or you'll see mildew within 6 months. The humidity also wreaks havoc on exterior wood trims and skirting boards; I've had to repaint a 4,200-square-foot mansion in The Residences just 14 months after the first job because the previous painter didn't use marine-grade exterior paint. Another thing: these villas have premium German plaster systems and Italian limewash walls that don't take standard roller paint. If you use the wrong primer, it peels within weeks. Most owners here are snagging their new-builds within the first 2 years, so you'll often need to coordinate with DEWA for power shutdowns and with building management for tower access — that's a headache you don't get in standalone villas. I can't do the job if the client hasn't tested their plumbing pressure first, because painting over damp drywall is a waste of everyone's money.

For a place like District One, you're looking at AED 17 to AED 28 per square foot for premium finishes — that's not the cheap stuff. A typical 6,000-square-foot villa interior runs about AED 15,000 to AED 22,000, depending on ceiling heights and trim detail. We're talking 7 to 12 working days for a full interior job, including two coats of primer and two top coats. Exterior work adds another 3 to 5 days, but we can't do that in July or August — the heat messes with the paint's adhesion. Process is simple: I come by, measure every wall, check your AC humidity levels (that lagoon makes things sticky), then we pick colors. I'll also test a hidden patch for mould before we start — common in these new builds. Honest limitation? Those fancy paint systems the developer used? They're often not compatible with standard repaints. You'll need a compatibility test first, or the new paint peels in six months. Don't skip that step.
