That's because these towers use a central chiller plant for AC — if we don't coordinate with building management, we'll flood the unit or trigger a false fire alarm. The tanks themselves are usually split: a small rooftop tank for each apartment, plus a massive underground main tank for the whole floor. We've scrubbed tanks in Bay Square where the underground reserve held 12,500 liters — way bigger than any villa setup. The Dubai Canal proximity also means more dust in the system. Residents here often complain about a musty smell after a few months, something you don't see in Al Barsha villas. We charge AED 350–600 per apartment-level tank, but the real difference is the paperwork. Every job needs a Municipality compliance certificate, and we're checking the solenoid valve because one faulty valve can mess up the whole building's water pressure. The whole job usually takes about 2 to 3 hours per apartment, but don't forget: if your building uses FCU cooling (which is most of them here), we'll need a building engineer to coordinate shutting off the hot water supply. That can add 30 minutes easy on a busy day.
