Pool Maintenance in Al Furjan

Al Furjan villas were built with the pool as the centrepiece of the garden, and that changes everything about how we maintain them. These aren't apartment pools tucked in a plant room. They sit under full sun from morning till evening, and in summer the free chlorine burns off fast — I've tested water at 4pm reading 0.4ppm when it left the pump at 2.5. So we run higher stabiliser here, usually 40–50ppm cyanuric, or the chlorine's gone before it does any work. The other thing is debris. Every villa backs onto sand and landscaping, so skimmer baskets fill with leaves and blown grit, and if nobody clears them the pump pulls air and you'll hear it screaming from the kitchen.

The compounds add their own layer. Azizi Residences and the Pavilion side have access rules, so we book the visit slot with security rather than just turning up, and the drive from Al Quoz eats a good 30 minutes each way. Detached villas also mean bigger pools than a townhouse — 8x4m is common — so a weekly visit runs longer than most people expect.

Honestly, the weak point isn't the pool. It's the 2012–2018 stock where the filter sand has never been changed. AED 500–800 sorts it, but most owners wait until the water goes cloudy. Don't.

A standard Al Furjan villa pool runs AED 350–450 a month. That's a fixed weekly visit — same day every week — with chemicals included, so you're not topping up chlorine out of pocket. The visit itself takes about 45 minutes on a healthy pool. Titration testing first: pH, free chlorine, total alkalinity, calcium hardness, cyanuric acid. Then skim, brush walls and floor, vacuum, clear the skimmer and pump baskets, backwash the sand filter or rinse the cartridge, check pump current and filter pressure, and clean the salt cell if you've got a chlorinator. You'll get a WhatsApp report after every visit with before and after readings.

Green water needs a shock treatment and a second visit that week, which we charge separately. Filter sand is AED 500–800, but only every 5–7 years. Acid wash with a full drain and refill is AED 1,500–3,000 depending on pool size and how bad the scaling is.

Here's the honest bit: I can't give you a fixed monthly price over the phone for a pool I haven't seen. Some Al Furjan villas have penthouse spa pools or oversized decks, and those take longer. Send me a photo of the pool and the pump room, and I'll give you the actual number.
